You've built before, or you know someone who has. You know what a good build feels like and what a bad one costs. You don't need a salesperson. You need a specialist who can hold the conversation with your buyer's agent, your CPA, and your interior designer, and who tells you the truth when a homesite, a floor plan, or a selection is going to cause problems three years out.
That's the role I play. I work primarily with families building in the $1M to $2M+ range across Drees Custom Homes communities in San Antonio and the Texas Hill Country. The work happens in the parts of the build that don't show up on a brochure: matching the right plan to the right homesite, flagging selections that will date or hurt resale, holding construction accountable to the timeline, managing change orders so they don't compound, and protecting the buyer's agent relationship through closing.

Selections
Design center walkthrough with my notes on which selections protect resale, which date quickly, and where the design upgrade is worth the spend versus where it isn't.
Construction through close
Pre-drywall and pre-close walks. Change order management. Punch list accountability. Final orientation on the day you receive the keys.
